New Curi Duit Stories: Ong Tee Kiat, RM4.6 Bil PKFZ, RM5.8 Bil Putrajaya Gomen Staff Quarters

Yes folks. Another fiasco is in the making. After getting his ass kicked, the new Transport Minister Ong Tee Kiat, ‘will reveal how the RM4.6bil soft loan to the Port Klang Free Zone was spent.’
First of all, Ong Tee Kiat, your Boss -- the Idiot, does not want to resign and get lost -- is refusing to admit that the BN has lost the support of the majority. Now please read why you will get thrown out on your head soon.
This is the Internet lah, kawan. People don’t believe the Gomen newspapers anymore and they don’t watch Gomen news on TV. Millions read Malaysia Today alone, everyday. What we say about you decides just how hard you will get kicked in the ass. So please pay attention.
Ong Tee Kiat, my personal feeling is that it is much better if you just eat shit and die. Before we talk more about Ong Tee Kiat, here is another scandal. Remember, Encik Taxpayer, this is our money. This is also why we are going to kick out these idiots totally - latest by 2012.
“(Bernama) PUTRAJAYA, April 8 -- The government has allocated RM5.8 billion to build more than 23,000 units of staff quarters for civil servants working in the federal government's administrative capital here. Chief Secretary to the Government Tan Sri Mohd Sidek Hassan said the quarters would be ready by 2010 and placed under the jurisdiction of the property management division (BPH) of the Prime Minister's Department. "So far, 11,213 units, costing about RM3.7 billion, are ready and most have been occupied. Another 12,073 units are scheduled for completion by 2010," he said at a meeting with community leaders at the Putrajaya Quarters here Monday.”
Encik Taxpayer, the Gomen is spending RM5.8 Bil of our money to build 23,000 units of Gomen quarters for Gomen staff. Wow! That’s our money, Encik Taxpayer.
First the lousy, inefficient and corrupt Gomen staff make us wait for license applications, wait for housing approvals, wait for development order approvals, wait for tuition center licenses, wait for bus licenses and so on. Everything must wait, must pay bribes, must see what race you are, etc. Then now, we, the Taxpayer, must fork out RM5.8 Bill so that these same Gomen staff can live in super luxury housing in Putrajaya.
Now let me explain what I mean by super luxury ok.
They are building 23,000 units of Gomen quarters for which we the Taxpayer must pay RM5.8 billion. Almost all are apartments. Lets do some arithmetic. I am not not so good in mathematics (integration, advanced calculus, etc.) but I am quite good in arithmetic.
23,000 houses = RM5,800,000,000. This means the average cost of each Gomen quarters = RM 5,800,000,000 / 23,000 = RM252,173.00 per apartment.
Wow, this is very very expensive! Even now you can buy a 1,000 sq. ft. apartment in Putrajaya for about RM150,000 only. In Seri Kembangan the same size apartment may cost RM130,000 to RM150,000 only. Now I can vouch that most of these new Gomen quarters are apartments of only about 1,000 sq. ft. in size (approx). This means that the cost per square foot of building an average Gomen quarters in Putrajaya is RM252,173 / 1,000 = RM252 per sq foot or p.s.f.
Wah, this is very very luxurious indeed! OK lah, let's give them the benefit of the doubt. Let's say that the Gomen is building quite sizeable Gomen quarters in Putrajaya, as big as a standard link house in Damansara, Bangsar or Hartamas, which is about 1,400 s.f.
So, RM252,173 for a 1,400 s.f. apartment. This means the p.s.f. cost becomes = RM252,173 / 1,400 = RM180 p.s.f.
Wah, this is still luxurious. But I can tell you for a fact that few of these Gomen quarters are even 1,000 s.f. in size. The ones I have seen are about 1,000 s.f. only (near Precinct 10 area, close to the PM’s residence). There are others 850 s.f. to 950 s.f. only – much smaller. So the Gomen staff get to live in pigeonholes, but we, Encik Taxpayer, pay super luxury prices for these pigeonholes.
I know that the construction cost to build just one luxury bungalow in Tropicana or Sierremas TODAY is about RM180 p.s.f. If you build five bungalows, the contractor can drop the price to about RM160 p.s.f. The more you build, the lower the unit cost.
If you build 23,000 units of apartments, the unit cost should slip below RM100 p.s.f easily, maybe about RM80 p.s.f. So using simple comparison 23,000 units should cost not more than say RM2.3 billion only of our money, Encik Taxpayer.
But the Gomen is paying RM5.8 billion for 23,000 units at a construction cost of about RM252 p.s.f. This is paying super luxury prices for pigeon hole size apartments.
We want answers to the following questions :

What is the per unit cost the Taxpayer has to pay ?

What is the per square foot cost of construction?

Is this RM5.8 billion being spent through open tender or closed tender?

Who are the contractors making all these money? Names of Shareholders, names of Directors and also names of Nominee or Proxy shareholders.
Quite obviously another scandal is in the making, just like the RM4.6 billion PKFZ scandal. Now again, according to The Star:
New Transport Minister Datuk Ong Tee Keat has said : “I wish to inform the rakyat about the true situation – whether it was actually squandered, not squandered, and where it has gone to, as well as the breakdown of the budget,” he said. He was responding to allegations made during the run-up to recent polls that the RM4.6bil was squandered.” The ministry also hoped to explain why the project was initiated, whether there would be any economic impact and the extent of the impact, he said. The response from entrepreneurs towards the project was still poor and the management has to look into the root cause and come up with plans to attract entrepreneurs to move to PKFZ, he said.The cost of the PKFZ project was said to have ballooned from RM1.845bil to RM4.632bil by the time the project was completed in four years.
Well, I wrote about this PKFZ scandal just before the General Elections. Here are some of the unanswered questions and points to note:

This white elephant has so far sucked up over RM5.0 billion of taxpayers money. So Ong Tee Kiat don’t just bullshit about the RM4.6 Billion bailout. Tell us about the total project cost and the total investment in land, construction, plant and equipment. All this was done using our money Encik Taxpayer. Loan plus Capital = Total Funding for the Project. The Capital was also Taxpayers money. How much capital went into the PKFZ, other than the RM4.6 Billion bailout?

We already have Northport and Westport on Pulau Indah. Why do we need Port Klang Free Zone? What are the shortcomings of Northport and Westport that justified another area called PKFZ?

The land deal was done under Transport Minister Ling Liong Sik. The land was bought cheap between RM5.50 to RM9.00 per square foot. Total acquisition cost was about RM90.0 million ONLY. Who were the people who were able to buy this land so cheap? Name of companies involved, name of Directors, Shareholders, etc.

This cheap land was later sold to KPFZ for RM25 to RM28 psf. An acre is over 44,000 square feet. So they sold the 1000 acres to KPFZ for about RM1.1 billion. So acquisition price was RM90 million, selling price was RM1.1 Billion. Ong Tee Kiat please explain this. Ong Tee Kiat please understand that we can double check everything you say. You try to hide or tell lies, you will be exposed on the Internet within 24 hours.

Then came the second part of the scam - the construction contracts. By this time Chan Kong Choy had moved in as Minister of Transport. The construction of the KPFZ began. There is a business class hotel (still empty), four blocks of 8 storey office complexes (largely empty) and 512 warehouses each of over 5000 sq ft of lettable space. That is a total of 2.6 million square feet of warehouse space alone - about three times the size of Mid Valley Megamall!
Only 10% of these warehouses have been rented out. The 512 warehouses are still available for rent at RM1.50 to RM2.00 per square foot.. -
So who got the construction contracts? Please provide company names, shareholders, directors, proxies, nominees etc. Please provide the breakdown of the construction costs. Don’t be shy ok. How you answer these questions will determine how hard we are going to kick your backside ok.

But here is the real mace in the face kawan-kawan : despite the RM4.6 Billion bail out, the KPFZ is still empty. No one is going to rent the 512 warehouses anytime soon. No one is going to stay at the business class hotel in the middle of Pulau Indah. No one is going to open any large offices on Pulau Indah any time soon.
So where are they going to get the money to keep the place running this year, next year and the year after? Are you going to use more Taxpayers’ money for the annual maintenance of the PKFZ.
